Building a local connection

TSG Building Services may be looking to grow, just like any other business, but it intends to stay in touch with its roots and its motto ‘big enough to cope, small enough to care’.

Over the last three years, the multi-skilled TSG Building Services has boosted its performance by some £8 million so that its turnover currently stands at £21 million. The Cheshunt, Herts, based company has done this by consistently applying itself to quality workmanship, a strong partnering approach and rooting itself firmly in the local communities where it works.Image

The attitude of high professional standards and continuous improvement continues to win the company new work, with a number of new contracts now in the bag. These will also see the company expanding into new territory, taking on new staff and establishing a new satellite office to
service its commitments.

TSG has won a five-year gas servicing contract with A2 Housing, based in Staines, Surrey. Details are limited at present, as it’s so new the ink is effectively still drying, but in readiness for the work, TSG is in the process of establishing and staffing a new satellite office. Once underway, it is expected to cover the servicing and maintenance of gas heating installations in some 7,000 plus of the RSL’s properties throughout Surrey. One of its winning attributes for this contract was its track record in maintaining 99 per cent plus on gas safety certificate compliance.

When up and running, the new base will have two mangers, six admin staff, up to ten engineers and a tenant liaison officer, most of them recruited locally.

“In every contract that we win, we look to invest in the local community,” said marketing manager Adam Thrussell. “We run job fairs prior to the start of the contract and recruit local engineers and workers. We also look to use local suppliers.”

One thing the company is proud of, and which it feels is of vital importance to providing a good service to its clients, is the direct employment of its engineers, rather than sub-contracting labour.

Thrussell added: “Basically, we know the standard that we like to keep as a company, so that’s why we have our own staff working for us. It means they’re familiar with our code of conduct, with all our safety procedures, and with our continuous improvement policy. Also, keeping all of our staff onboard means that everyone throughout the entire company is accountable.”

As a company, it has its origins in 1962 as a small local gas installer. Over the years it has grown into the multi-skilled building services company that it is today. This takes in servicing as well as maintenance, and with the acquisition of a construction company in the early 1990s it added these capabilities to its portfolio. This has set it in good stead for playing a key role in Decent Homes work for its clients, installing bathroom and kitchens, as well as working on the heating systems.

On this front, TSG has won a new three-year contract with South Essex Homes to install gas central heating systems. In readiness for this, the company organised what it calls a ‘community tie in’ – effectively a getting to know you exercise, where the company introduces itself and gets to know the issues and concerns of the community.

“It’s something we find incredibly important,” Thrussell said. “In any borough, when starting work I think there is a certain amount of scepticism about any contractor that comes in. So we like to get to know as many of the tenants as possible before the work starts to allay suspicions. The tenants [in the new contract] were telling us that the standards of work they’d had on the heating side was poor from other contractors and they were pleased that we’re on board to turn things around.”

Bedford and Pilgrims Housing Association has also appointed TSG to carry out a pilot operation, installing kitchens and bathrooms to around 70 of its properties, which is expected to lead to a full partnering contract taking in several hundred homes.

Over the last few years, it has carried out servicing on around 40,000 housing association and local authority properties, and installs around 8,000 heating systems a year. With three operational arms – gas services, building services, and mechanical services – operating as separate but cooperating bodies, it covers some 75 local authorities and housing associations.

TSG prides itself on being a “full service” building services company. Existing proof of this is its long standing relationship with North Hertfordshire Homes. TSG runs three separate contracts from its satellite office in the local region, a gas servicing and maintenance contract (7,000 homes), gas boiler installations (3,000 homes) and Decent Homes kitchen and bathroom with electrical rewiring contracts (2,000 homes). Paul Murtagh , Director of Housing at NHH says: “ North Hertfordshire Homes and its residents have benefited from a long standing relationship with TSG Building Services, with an open book method of working TSG has gone above and beyond the usual levels of service expected from a contractor.”

The people at TSG are proud of their track record. As Thrussell added: “As a company, one of the main reasons for our continued growth and success is a commitment to excellent workmanship and guaranteed customer satisfaction. Over the last two years, this rate has gone up three per cent year on year and is now at 98.5 per cent customer satisfaction across all our contracts.
